Steamboat Land

The bottom line is...high absorption of existing residential lots and acreages with few new subdivisions or parcels coming online. Demand clearly exceeds supply. There are virtually no large tracks in the City to be subdivided with the exception of the More property which is now under contract and undergoing planning for a new subdivision. Within the City limits, existing subdivision lots have been generally developed with only a few infill sites remaining. Building sites in the City generally are priced from $180,000 to $700,000.

The west of Steamboat Plan is being revised and discussed, and will hopefully be adopted in Decemter of 2005. Future urban growth will need to occur in this area. However, a large portion of the master plan is owned by a single property owner who has chosen to hold parcels rather than sell for developemnt.

Routt County land purchasers want large tracks with amenities such as open space, low density and privacy. The county now has over 43,000 acres of deeded conservation open space. The County Master Plan encourages preservation of agriculture, wildlife habit, view corridors and low density. For the most part, densities of less than 35 acres have not been approved for many years without subdivision amenities (water & sewer). Land Preservation Subdivisions (LPS) are the most prevalent form of subdividing. Characteristics of an LPS subdivision include clustered homesites, minimal roads and large tracts dedicated as permanent open space. Currently, three very high end LPS developments are in planning stage and expected to come on the market in 2006. Lots for these will be in the $1,000,000 - $3,000,000 range. Subdivision lots in the County are generally priced from $250,000 to $1,000,000 with 35 acre tracts generally in the range of $400,000 - $800,000.

There is a lot of activity in both Stagecoach and nearby Hayden. Both areas have considerable vacant land and activity levels are high. These two locations afford the best opportunity for buyers seeking the low and mid price points.
