Steamboat Single Family Homes

Just as it is with vacant lots in town, demand for single family homes clearly exceeds our supply, especially in the lower end of our market. By lower end in Steamboat, we are generally referring to single family homes priced from $300,000 to $600,000. Homes in this price range, with a good location are under contract within a couple weeks or even days of being listed with a lot of competition among buyers waiting for the next new listing to come on the market.

A lot of these buyers are new to the market, however, many of these buyers are "buying up." As a result of the hot real estate market and low interest rates, many condominium and town home owners are taking advantage of their equity positions by selling and buying up to a single family home. This trend, along with a lack of available land is causing our inventory to disappear and prices to rise.

From $600,000 to $850,000 you will start to find larger homes with 3-4 bedrooms and at least 2500 square feet. Large families coming to town or existing growing families selling their homes on the outskirts to move to a closer location make up a portion of these buyers. However, most buying activity here is with our second-home buyers and the Baby Boomers. In this price range, you will also start to find small ranchette properties (a modest home on 5-8 acres). There tends to be more listings in this price range when compared with the lower end, however, it is still rather limited as it is our "in-between" price.

More inventory is available in the over $1 million category. Builders continue to spec more expensive homes ($2,000,000 to $3,000,000 range) as lot prices have reached the $500,000 price tag. A high percentage of these upper end residences are second homes. Growth in this market sector has been dramatic in the last five years.
