Steamboat Condos & Town Homes

Few condominium development sites remain close to the ski mountain. Of these, four were slated for planning submittals when the City lifted the development moratorium in November of 2005. Most sites near the ski area have now been utilized with only a handful remaining for development.

With such few development sites left, the future supply of units will need to come from major remodeling or removal of old, dated projects which could then be replaced with new product. Several older projects are being considered as "scrape downs" with new upscale projects planned. Wildhorse Meadows is one of the only large vacant sites close to the ski area available for a large number of units.

The core ski area is being updated via the Base Area Master Plan. Changes will occur in transportation, density and public amenities. This Master Plan is just now being adopted. Hopes are that it will modernize, improve traffic flows, help pedestrian traffic and afford new amenities around the base of the ski mountain.

In the condominium/townhome arena, we definitely see demand ahead of supply and see a future of more costly units. The current demand is for larger units also..... four and traditional one and two bedroom ski units. New, upscale units are commanding $300-$500 per square foot.

With all this said, however, Steamboat remains a really good value destination areas have pricing in the $500-$1,000 per square foot range.
