The bottom line is... high absorption of existing residential lots and acreages with few new subdivisions or parcels coming online. Demand clearly exceeds supply. There are virtually no large tracks in the City to be subdivided with the exception of the More property which is now under contract and undergoing planning for a new subdivision. Within the City limits, existing subdivision lots have been generally developed with only a few infill sites remaining.
